Home Owners facing foreclosure on their homes often forget why they are losing their homes in the first place. Usually these owners don’t even think about foreclosures when they miss the first 3 payments; they only actually realize that they are in debt when the letter from the financial companies arrives.
The best way to avoid foreclosure is to prevent the Notice of Default to arrive. Most people are embarrassed to acknowledge the fact of their debts, or simply ignore the letters from lenders.
- Prevent the filling of a Notice of Default. Don’t Ignore lender letters, as in most cases the lenders will propose some options, or even discounts for the payments. (This is the only option for not losing your home)
If on the other hand you have not followed the advice and a Notice of Default has already been filled, your options are:
- Sell Your Home. Get an interview with real estate agents in your area to research the current market value of your home. Sometimes you will be surprised that your home is actually much more worth than what you thought. If that’s the case, consider selling your home for a profit, paying your debts and buying a new home.
- Consider a Short Sale. On the other hand, if your home is worth less than the amount that you owe, you might consider a short sale. A short sale is not the ideal option, as it will affect your credit, but it is definitely not as bad as foreclosure. If you choose this option, you will need to contact the lender to find out if they will cooperate with the short sale, and put your home on a preforeclosure state.
- Sign a Deed-in-Lieu of Foreclosure. Deeding the home back with the lender is the last option you should consider, as deeds-in-lieu will affect your credit the same way that foreclosure will, even though the foreclosure action will be cancelled.
As you can see there are options to stop foreclosures, but the best of them is to prevent the Notice of Default. Home owners with homes in foreclosure should list out their debts, resources and make a primary analysis to find out which option is the best.
