It is well documented that Topeka foreclosures are a great buy. Actually, professional real estate investors want to buy them in droves. The Topeka market will do an easy turn once the housing market corrects and the profits will be huge. The advantage you have as a resident of Topeka is that you can learn of pre foreclosures way before institutional investors are made aware of the property. Get out in your community and make it well known that you are interested in foreclosure properties. Tell your banker, your neighbor, your barber, you will be amazed that it seems like everyone knows someone who is facing foreclosure.
You will then need to act quickly, attempt to contact the homeowner and negotiate a good deal before the bank takes over.
