With an increased number of foreclosure homes for sale in the housing market, this is viewed as a good time by many investors to buy a home involved in the foreclosure process.
With first time home buyers set to receive loans of up to $7,500 as a provision made by the recently passed housing bill, they too will view buying a foreclosure property as a viable option.
There being a number of homes involved in foreclosure, looking for one to buy calls for an extensive foreclosure search.
A foreclosed property can be bought at an auction and if a property passes the auction stage without attracting a buyer then the title of the home is transferred to the lender, it is then the lender that has to be approached to buy the home.
A home can also be bought directly from a home owner when a house enters the foreclosure process. A home enters the foreclosure process when the home owner defaults on making payments on the mortgage. The lender then gives the borrower a fixed amount of time, when the borrower can get current with his payments, sell the property before foreclosure, or eventually face foreclosure.
If dealing directly with a home owner one should take certain precautions. Public records should be checked to see if there exist any other liens taken out on the property. The title of the property should also be checked and so should arrears on taxes.
If the necessary precautions are taken, then buying directly from home owners can offer some very good deals. Properties have been sold for lesser than the amount that the borrower owes on the mortgage to the lender, because in foreclosing a property lender has to spend time, money and effort. Homes facing foreclosure selling for less than the owed amount on the loan have to be sold with lenders consent.
Dealing with a lender on a foreclosed property is considered to be a safer option for first time buyers because no prior details like second liens and unpaid taxes have to be looked into. Banks are known to offer discounts on the market values of foreclosed homes.
