Of course, such conditions vary from city to city and it is only practical to consider local factors instead of relying on general market indicators. Still, it cannot be denied the present situation in the housing market encourages the purchase of foreclosed properties.

Housing Market Continues to Favor Foreclosure Investors

The number of sales transactions including foreclosure homes has certainly increased in the past couple of months, fueled by investors who realized the practicality of buying cheap homes and converting them into rental properties. Foreclosures, although sold “as is”, are usually bought for less than their market values and even with repair costs, buyers end up enjoying considerable savings.

In addition to their affordability, foreclosures also abound. Since the collapse of the housing market, there have been millions of homes entering the distressed properties for sale market, which means a large selection of cheap houses to choose from.

Investors also have the upper hand when it comes to negotiating with the sellers as they can drive down list price by the mere mention of cash payment. It is understandable for sellers, usually mortgage lenders, to accept even low offers as their objective is to clear their REO inventory and not earn profit.

Timing It Right

Although it would be tough to know when the perfect time is to make the decision to buy foreclosures, you can still rely on, as mentioned earlier, local market conditions.

So how do you know it is the right time?

For starters, look at the local economy and determine if it is being greatly affected by any changes in the housing market. Communities with robust economy usually have better housing situations. Check out unemployment figures and even business bankruptcy filings. If it is well below the national average, then you can consider investing in said area.

You might also need to look at current demand for residential homes and rental units so you can choose between a buy-and-re-sell strategy and a buy-and-rent move. Of course, whichever option you choose should be based on your market research.
