1. It is not about flamboyance. Majority of buyers are not looking for a showcase place, they are looking for a home. They are not looking for overboard designs, but are seeking comfortable, homey dwellings. Use pictures that emphasize coziness and space. When looking at the photos, the buyers should be able to picture themselves inside the property and not at the curb admiring it from the outside.
2. Focus on buyers' needs. When you caption your pictures or do write-ups for the site, do not focus too much on the features and attractions of the dwelling. Instead, discuss the benefits that each room and each property can provide to those who will live in them. Always address the needs of the buyers, rather than detailing every feature, furniture and building material of the residential property.
3. Show space. When you are home selling, it is always beneficial to give an impression of space even when the house you are offering is a bit small or narrow. Take pictures that emphasize space by removing clutter. If a living room, for example, is a bit small, do not fill it with furniture, but take a picture with just the barest necessary furnishings included. Colorful rugs eat up space in pictures, particularly if the room is already small to begin with. Photograph a small room with its floors bare, especially if the floor is hardwood since it looks great in pictures.
4. Use lights. If you need to take a picture of a narrow corridor, say, one that serves as path going to the bedrooms, use soft lighting to illuminate the corridor and give an impression of quiet and coziness instead of highlighting a cramped space. Taking the photograph from the end of the corridor with the focus on the other end will produce picture of a longer space.
5. Take a picture of the kitchen. This part of the house is often the selling point, particularly for families. Learn to find the right angle wherein the kitchen will look larger. Taking a picture where the center will be a window looking outside will provide a feeling of homeliness and space and you can use this trick particularly for smaller kitchen spaces. Remember that in home selling, your pictures will be your best tools when it comes to attracting potential home buyers.
